Buyers Home Inspections:

Purchasing a home is most likely the single largest investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much about the house as you can before you buy it. A home inspection may identify the need for major repairs as well as the need for maintenance to keep it in good shape. After the inspection, you will be educated and informed about the property, which will allow you to make decisions with confidence.

At the inspection:

The inspectors will arrive 15 to 30 minutes before the inspection is scheduled to start, to inspect the roof and upper sections of the building.  This is done so the inspector can be back on the ground to greet you when you arrive.  Upon your arrival the inspectors will introduce themselves, answer any questions and let you into the property (if your agent has not arrived). At that point the inspectors will resume the inspection. You are welcome to follow along, ask questions, take measurements, explore the property or come and go as you please. This is most likely the last time you will have access to the house before the final walk through, and its your time to be used as you see fit. Once the inspectors have finished, we'll get together to review the written report and email it to you and your agent.

An average home inspection takes between 2.5 to 3 hours with each additional service adding 30 to 45 minutes to the process. We encourage you to be present for the entire inspection but understand if that is not possible. Most information is given at the end, when we review the the report. If you're unable to be present, let us know and we can schedule a review via phone or Skype.
